Pool Updates
Quick List
1. Pool will open on May 1st and closes on September 30th.
2. Pool Hours: 7am - 8pm (your key card will only work during these hours).
3. Be sure to return your pool waiver.

5. New Dimensions will be cleaning the restrooms for now. They will clean twice a week at $80/cleaning.
Furniture
The HOA has ordered some new furniture from Re-Strap, the company who previously re-strapped the blue and tan chairs that we currently have. 4 new dining tables and 18 chairs have been ordered, in the same color scheme, for the cost of $3,423.04. Due to our late order and COVID delays, this new furniture will not arrive by May 1st. If you attend the pool during peak hours, you may want to consider bringing your own chair. We apologize for any inconvenience and ask for your patience. Some of the old white alloy furniture was removed due to rust at the weld sites. Additionally, the small side tables were removed because they contained glass, which is now prohibited by DHEC on pool decks. We have ordered a conservative amount of chairs based on our perceived usage. We are under budget ($6,500) for these purchases. So, once all the chairs arrive, if you find that you're still having trouble getting a chair, please let us know. We can certainly order more to accommodate the need. |
Pool House
New Dimensions will be making some additional small repairs to the pool house to get it ready: $555. Pool Waiver Confirmations We thought that there would be auto-confirmations sent out to those who returned their pool waivers, but that is not the case. To save ourselves additional fees from Cusick, the Board is processing these waivers themselves. Therefore, we will notify you once we have processed your waiver. Please remember that the Board members are all volunteers and we are approving waivers as quickly as we can. Thank you for your patience! |
Community Town HallWednesday, May 26, 7:00pm-8:00pm
A Townhall is an opportunity for your to express your opinions and ask questions. It is not an official annual meeting where votes are taken. This townhall will only be open to your input about creating new Bylaws in the following areas: neighborhood divisions for Board members, Board member terms and restrictions, voting by proxy and how it works. No other topics will be covered at this meeting. Additional Townhalls may be scheduled to cover other topics. You must register in advance for this Zoom meeting. After registering, you will receive a confirmation email containing information about joining the meeting. Since a meeting of this length must be hosted with a paid Zoom account, our Board President has volunteered to host.

Pond Update
Good news! We think the major pond work is coming to an end. There is one final large repair that needs to be done, as pictured above. This will include: excavation, erosion repair, a 40 ft. long x 4 ft. wide swale with woven fabric and class B rip rap, dissipater pad, and grass seed and straw. Foster Lake will complete the job at a cost of $6,152.96.
More good news! The repair pictured below has been so successful that a possible $25,000 reconstruction now no longer seems necessary! Instead, we have contracted with Foster Lake to oversee our pond maintenance. This annual maintenance contract costs $5,100. An annual maintenance contract with a vendor will need to become a permeant feature of our budget. Foster Lake will perform monthly inspections of both ponds, monitor and address structural components, maintain outlet devices and spillways, and remove debris that may clog the system.

New Bylaws and Covenants
Voting to pass new documents: Bylaws and Covenants!
This is how that works:
1. 20% of each section must vote.
However, this can be by proxy. A proxy is a document that you sign that gives another resident (either the Board member from your section or a neighbor) the authority to cast your vote for you.
2. Sections are:

"Windham Hall"[Board Member: Herb Crump]
"Notable/Foxcroft"[Board Member: Keith Lugthart]
"Cottages of Stockton"[Board Members: Mary Hansen and Taylor Droke]
However, now's your chance to give your input on their creation
through Community Surveys and Townhalls!
We hope to present you with new documents to review in August
and submit them for your approval at our October 21st Annual Meeting.

We'd love for you to share your talents with the community.
ARCIf you'd like to learn how to assist with the Architectural Review Committee, please complete this form. This committee reviews requests from homeowners to make changes or additions to their property. The ARC reviews the community documents to make sure the proposed changes or additions comply with the current documents. Taylor Droke will be leading this committee.

Social CommitteeThis committee will work to schedule and oversee neighborhood activities to promote a sense of community. They will work to create policies and procedures, as approved by the Board, for homeowners to use when they desire to plan an activity, or a pool party, playground party, etc. Keith Lugthart will be leading this committee.

Amenities CommitteeThis committee will work to create rules, policies, procedures, and general review and information sharing for all amenities: pool, playground, and tennis courts. This committee will work to maintain and/or improve amenities and seek the community's input.
